What you get every year
A professional roof inspection
A trained EBS technician gets on your roof and inspects the shingles, flashing systems, valleys, eaves, pipe boots, and the penetration points where leaks usually start. Not a walk around the yard with binoculars.
Photo documentation you keep
You receive photographs of your roof’s actual condition, dated and organized. Year after year, that becomes a visual history of how your roof is aging.
A written roof health report
Plain language, not jargon. What looks good. What we are watching. What may need attention and roughly when. You keep the report.
Preventative maintenance while we are up there
We seal appropriate exposed nail heads, replace deteriorated roof caulk at flashings and penetrations, and clear minor debris. Included in the membership, not billed separately.

One small repair can pay for the year
Say a couple of pieces of ridge cap blow off this spring.
Without the plan, that is a $500 minimum service call. It does not matter that the actual work takes twenty minutes and a tube of caulk. The minimum is the minimum.
With Solutions Plus, you pay for the twenty minutes and the tube of caulk. That is it.

Ours is. So is almost everyone else’s.
A free inspection is a snapshot. Somebody walks your roof, tells you what he thinks, and leaves. You get an opinion and a business card.
Solutions Plus is not an inspection. It is a record.
Every year we photograph your roof and hand you a written report on its condition. You keep it. It builds, year over year, into something a one-time opinion can never be: proof.
The inspection was always free. The documentation is what you are paying for, and a written roof condition report runs $300 or more anywhere you buy one on its own.
Know what your roof looked like before the storm
Insurance carriers are tightening claim requirements across the St. Louis region. More policies now exclude cosmetic damage, more claims get scrutinized, and one of the most common reasons a storm claim gets reduced or denied is the argument that the damage was already there.
Every annual inspection creates a dated record of your roof’s condition. If a storm hits, you can show exactly what your roof looked like beforehand. That documentation may help support your claim and can make the process go faster.
If we find nothing, you have proof it was fine. If we find something developing, you found it early enough to do something about it.
Either way, you know where you stand.

Covered by your membership
- Exposed nail heads. These sit on the ridge cap and around flashings by design. We seal them.
- Deteriorated roof caulk at chimneys, wall flashings, and pipe boots. We replace it.
- Minor debris clearing while we are on the roof.
Not covered, and here is why
Nail pops. That is when a nail works its way loose, lifts the shingle, and pushes through the shingle above it once the roof heats up. It usually means somebody used short nails or nailed into decking that should have been replaced.
We will show it to you in the report and tell you exactly what it takes to fix. But that is a shingle repair, not a dab of caulk, so we quote it separately and you decide.
If we did not install your roof
We do a coverage walk first, at no charge. That is not your annual report. It is a quick look so we can tell you exactly what is covered on your particular roof before you sign anything.
Bought a roof from EBS? Your first year is free
We install your roof. Twelve months later we come back, inspect it, and hand you the written report. No charge.
Why would we do that? Because most people will not pay for something they have never seen. So we show you first. Then you decide.
Stay enrolled and your workmanship warranty goes from 5 years to 8
Keep your Solutions Plus membership active and your EBS workmanship warranty extends from 5 years to 8. Three additional years of coverage, for homeowners who keep taking care of the roof we installed.
We do not want to install your roof and disappear. We want to help you take care of it.

We are not the cheapest roofing company in the St. Louis area. We are usually not close.

Frequently asked questions
How much does a roof inspection cost?
EBS roof inspections are free. What costs money elsewhere is the documentation: a written roof condition report typically runs $300 or more as a standalone service. Solutions Plus includes that report every year, plus the preventative maintenance, for $299.
Does a home warranty cover your roof?
Usually not the way homeowners expect. Most home warranty plans cover roof leaks only in a limited way, often with caps, exclusions for pre-existing conditions, and no coverage for the underlying cause. A home warranty is a repair contract. Solutions Plus is preventative maintenance and documentation, which is a different job. It is not insurance and it does not replace your homeowners policy.
How often should a roof be inspected?
At least once a year, and again after any major hail or high-wind event. In the St. Louis area, freeze-thaw cycles and summer heat both work on roofing materials, so annual is the practical minimum for a roof you intend to keep.
What is a roof workmanship warranty, and how does Solutions Plus extend it?
A workmanship warranty covers the installation itself, the labor rather than the shingles, which are covered by the manufacturer. An EBS roof comes with a 5-year workmanship warranty. Enroll in Solutions Plus and keep the membership active, and that extends to 8 years.
Is a roof maintenance plan worth it?
It depends on how long you plan to stay in the house. If you are moving in a year, probably not. If you intend to be there another decade or more, the arithmetic is simple: the annual report alone is worth roughly what the plan costs, one repair without the $500 minimum can cover the year, and finding a failing pipe boot in year six is dramatically cheaper than replacing a ceiling in year eleven.
What is included in the Solutions Plus Protection Plan?
One comprehensive annual roof inspection, photo documentation of the condition, a written roof health report you keep, sealing of appropriate exposed nail heads, replacement of deteriorated roof caulk, and repairs billed at time and materials with no minimum service charge.
Does the plan include repairs?
Minor preventative maintenance is included. Larger repairs are documented, explained, and quoted separately, then billed at actual time and materials with no minimum service charge.
Is Solutions Plus only for existing EBS customers?
No. The plan is open to both current and new customers. If we did not install your roof, we do a free coverage walk first so you know exactly what is covered before you enroll.
