5 Things That Should Be on Your Roof Inspection Checklist

A thorough roofing maintenance plan includes both scheduled maintenance and repairs performed by roofing companies and regular inspections conducted in between. This ensures that any small problem on your roof will be addressed before it can get the chance to develop into a bigger problem. Whether you’re a homeowner or a commercial property owner, the following things should be on your inspection list:

  1. Damaged or Missing Flashing – Sloped roofing systems have flashing, which are strips of metal that protect breaks on the roofing plane, such as valleys and the parts where the roof meets a wall or dormer. Flashing protects these areas, which could otherwise be entry points for water intrusion.
  2. Cracked or Worn Rubber Boots – Protrusions like vent pipes have rubber “boots” that are functionally similar to flashing. These cone-shaped pieces are installed on the spot where the pipes penetrate the roof. Cracked or worn-out boots are easy to spot and should also be replaced by a professional.
  3. Loose Seams – For flat roofs that have rubber or plastic roofing installed, you should keep an eye out for seams. These overlaps should be welded with adhesive and/or heat depending on the roofing system. The smallest seam can potentially get torn open by high winds, leading to conditions that will require emergency leaking roof repair.
  4. Damaged or Missing Outer Roofing – Issues like damaged or missing parts should be easy to spot on a roof with a uniform look. In the case of asphalt shingles, damaged areas would have parts of the underlayment visible from the ground. Metal roofing may have dents or rust spots. Membrane roofing may have punctures or gashes on the surface. These issues are repairable, but you should have them addressed soon; otherwise, they could allow major leaks.
  5. Old Roofing – One reason why you should keep a record of all the changes done to your roof is because you will need it to determine your roof’s age. Every roofing system has an expected lifespan, which can be extended with proper care and maintenance. If you don’t have such records – perhaps you’re not the first owner – take a close look at the roof’s condition. Old roofing won’t be as durable as when it was new, so you should start planning for a roof replacement if your own roof is nearing the end of its expected lifespan.
